Curt Wheeler, MAI

Curt Wheeler is a 4th generation central Floridian (ancestors 1880’s to Lakeland area of Polk County via North Carolina and Georgia); a native of Lakeland, Florida; a graduate with high honors University of Florida with BSBA/real estate major; MAI designation of the Appraisal Institute (certificate 6713 in 1983); 2nd-generation MAI that has practiced as a real estate appraiser for 40+ years; major emphasis is interior central Florida, western North Carolina (Cherokee, Clay, and Graham Counties), and Georgia including Towns, Rabun, Union, and Lowndes. Realtor Emeritus with active brokers/sales licenses in Florida, North Carolina, Georgia. 

Wide variety of experience in commercial, industrial, retail, apartment, subdivision, farming, and acreage real estate with assignments including gulf-front property, 500+ unit apartment complex, leasehold shopping centers, power plant siting, multi-parcel road alignment valuation analysis for engineering input, PUD mixed use developments, NNN-investments, citrus, general farming, wholesale and retail nurseries, mega-distribution warehousing, specialty office uses including medical, dental, and veterinarian, and general office, retail, commercial, warehousing, and acreage.  Residential for specialty issues (divorce, estates, SBA loan support, etc.) You name it, I can (for the most part) appraise/sell it.  Primary coverage areas are:

  • Florida; Interior central Florida primarily in Polk, Hillsborough, Pasco, Lake, Sumter, Marion, Osceola, Highlands, Hardee Counties, plus occasional assignments in Bay, Alachua, Palm Beach,  Dade, Collier, and Hendry Counties
  • North Carolina; Clay, Cherokee, Macon, Graham Counties are primary emphasis
  • Georgia; Towns, Union, Rabun, Lowndes
  • Multiple data sources including various MLS systems for the various coverage areas, CoStar, LoopNet, Mountainseeed for national coverage

Qualifications include:

  • MAI, certificate 6713.  The MAI designation of the Appraisal Institute required at time of designation included 4-year college degree,  five years of peer-reviewed and approved appraisals, 120 hours of advanced appraisal education, and passing a comprehensive examination.  It signifies a higher level of education, experience, training, and knowledge than that required by state-certification programs.  See Links page for additional information on the Appraisal Institute.
  • State-certified general appraiser RZ 134 State of Florida, State-certified general appraiser A7609 State of North Carolina, State-certified general appraiser 409582 State of Georgia
  • Active real estate broker in states of Florida (Wheeler Appraisals), North Carolina (via Mountain Streams Real Estate, Hayesville, NC), and State of Georgia (via Mountain Streams Real Estate).  Realtor Emeritus status (Emeritus referring to time…..I obtained my my first license as a wee wee child).
  • Past committee member and member of the board of directors of the Florida Gulf Coast Chapter (formerly West Coast Florida Chapter) of the Appraisal Institute

Community activities have included or include:

  • Current school tutor (40+ years); volunteer The Still Place Hayesville NC, past volunteer in Guardian Ad Litem program (19 years); current volunteer CCCRA, HHI in Hayesville, Clay County, NC; miscellaneous volunteer assignments
  • Past activities: Board member and board presidency Learning Resource Center,  board member and board presidency Imperial Symphony Orchestra, Church involvement (including various volunteer positions, children’s Sunday School teacher, domestic mission participant for multiple years, executive board member in Presbyterian, Methodist, and Episcopalian denominations), member of Leadership Lakeland Class XIII, PTA president Dixieland Elementary, eight-year membership in Rotary, nine-year board membership YMCA,  co-president/board member of a local Habitat for Humanity.

Family includes (in quantitative order low to high!):

  • One grandson, two adult dogs (plus a bunch awaiting high on that mountain with pet cats, rabbits, hamsters, birds, fish, and a turtle), three granddaughters, four adult children, lots and lots of acquaintances.
