Appraisals many times are entered into evidence in various types of real estate litigation issues.
We can advise you or your client on the overall quality of an appraisal and analysis, provide suggestions on potential weak points, guide you as to whether the appraisal is in fact reasonable or not, and provide supplemental data if appropriate. This can be done as a “second look” at your own appraisal to prepare for potential areas of question, or could be a review of an appraisal from the opposing side. We are not “hired guns” and we have respect for most designated appraisers in the profession, but in many cases there are legitimate questions on the quality of the comparable data and the method of analysis that are fair issues to explore in litigation.
